Building a Brighter Future: Why Downtown Greensboro’s $62M Development Is Just the Beginning

Nicky Smith, Greensboro City Council candidate, standing proudly with a vision to enhance public safety, strengthen community partnerships, and build a brighter future for Greensboro.Greensboro took a bold step forward this week with the groundbreaking of Carroll at Parkside, a $62 million investment that promises to reshape the heart of our city. With a sleek new AC Marriott Hotel, Greensboro’s first rooftop bar and restaurant, over 300 luxury apartments, and prime retail and meeting space, this project is more than just a new skyline feature—it’s a catalyst for job creation, tourism, and long-term economic growth.

As a business leader for over 45 years, I know firsthand how critical private investment is to building a thriving city. Projects like Carroll at Parkside don’t just pop up overnight—they are the result of thoughtful planning, collaboration between the public and private sectors, and a shared vision for a vibrant Greensboro.

Here’s what this investment means for all of us:

New Jobs: Hundreds of new jobs will be created during and after construction from construction crews and hospitality workers to retail staff and property managers. This is a win for working families across our city.

Tourism Boost: The addition of a hotel and rooftop restaurant—paired with our existing gems like the Steven Tanger Center and Grasshoppers ballpark—will make downtown a true destination, driving more visitors (and their dollars) into Greensboro’s economy.

More Options for Residents: Whether you’re a local looking for a night out, a business needing event space, or a renter seeking upscale downtown living, this project expands the choices available here at home.

Increased Revenue: More visitors mean more occupancy taxes, retail sales, and economic ripple effects that benefit all of Greensboro, without raising taxes on residents.

This type of development shows what’s possible when private vision and public cooperation come together. But we can’t stop here.

If elected to City Council, I will prioritize policies that foster even more private investment by cutting red tape, streamlining approval processes, and working closely with entrepreneurs who want to bring fresh ideas and capital to Greensboro. I’ll also push for smart growth strategies that balance economic development with protecting the character of our established neighborhoods.

Let’s make Greensboro a place that welcomes big ideas and a city that actively encourages and accelerates them.

I am inspired by what’s happening downtown; I know it’s just the beginning. Together, we can spark an economic boom that creates opportunities for everyone in our beloved city.

As a candidate for Greensboro City Council, I want to be clear: I fully support responsible budgeting and smart financial management that ensures every tax dollar is spent wisely. Greensboro cannot afford to kick the can down the road with temporary fixes and half-measures. We need real accountability, long-term planning, and leadership prioritizing fiscal health without burdening residents.

If you believe Greensboro deserves stronger oversight and common-sense leadership, I invite you to support my campaign today.

Vote for Nicky Smith in November 2025 to restore financial responsibility and transparency to City Hall. Your donation will make a real difference in this fight.
