A proposed townhome development at 1201 Pisgah Church Road in New Irving Park has sparked significant backlash from local residents, who argue that it is an inappropriate fit for the neighborhood.
The project, led by Greensboro-based Metamorph Investments, aims to build eight townhomes on the site. However, community members have voiced strong objections, citing concerns about density, aesthetics, and the overall character of the neighborhood.
This is not the first time the developer has faced scrutiny. A previous townhome project at the corner of Cone Boulevard and North Elm Street has been widely criticized, leading many residents to question the feasibility and design of this new proposal.
A well-organized New Irving Park community group, which has a large and active following, has vowed to strongly oppose this rezoning request. The group is actively mobilizing residents to fight the project at every level, ensuring that their voices are heard.
Tim Souhan, a New Irving Park resident, stated that neighbors were “extremely disappointed” by the Greensboro Planning and Zoning Commission’s decision to approve the rezoning request. He confirmed that an appeal is being filed, which would send the request to the Greensboro City Council for further review.
This community group is prepared for a long and determined fight against the rezoning, arguing that it is not a wise use of the land. Many believe that New Irving Park should maintain its distinct character and that this type of high-density development does not belong in the area.
While the developer insists that the project will add to Greensboro’s housing stock, residents remain unconvinced. They argue that there are more suitable locations for townhome developments and that this project does not align with the values and expectations of the New Irving Park community.
With the appeal process now underway, all eyes are on the Greensboro City Council, which will have the final say on whether this contentious development moves forward. Given the strong opposition from the community, this battle is far from over.
